What's the difference between Luma Study and Luma Plan?
Luma Study is for early decision-making. It focuses on feasibility, zoning and permitting constraints, high-level budgeting, risk identification, and defining smart next steps before design or pricing.
Luma Plan is for later-stage projects. It builds on existing drawings to provide detailed budgets, procurement strategy, and pricing clarity so you can confidently move into construction.
How does Luma save me money?
Property owners who plan with Luma avoid expensive over designing/ redesigns, permit surprises, contractor change orders and poor contractor selection. These are often the most expensive mistakes.
By understanding feasibility, costs, and risks upfront, you make informed decisions that prevent waste. Just one avoided redesign or misaligned contractor quote often saves far more than the cost of our service.
Are you a replacement for an architect, designer or contractor?
No. Luma is complementary to architects designers and contractors. We provide independent pre-design feasibility and planning that makes designers’ and architects’ jobs easier and helps you hire contractors with confidence. Many clients use Luma Study to determine feasibility, then hire an architect for detailed design, and finally engage a contractor for construction. We’re your independent advocate at every stage.
Do I need drawings before contacting Luma?
No. Many clients come to Luma before drawings begin. Starting early often prevents costly redesigns, unrealistic budgets, and delays later in the process.
What if my project is already underway or having problems?
Luma can step in mid project. We assess conditions, review contracts and documentation, assess quality and compliance, identify risks and cost impacts, and develop a clear plan to get your project on track.
This is often appropriate when budgets are drifting, schedules are slipping, or decisions feel unclear.
What stage does my project need to be at to engage luma?
Luma supports projects at multiple stages. If you’re early, still exploring feasibility, or pre-drawings, Luma Study helps confirm what’s possible, what it will cost, and how to proceed. If you already have drawings and are preparing for contractor pricing, Luma Plan helps translate those drawings into a clear, build-ready plan.
What does the consultation process involve?
In our initial call we’ll discuss your project, answer your questions, and determine if independent project planning and support is right for you.
Consultations are free and focused on your project. If Luma’s services aren’t a good fit we’ll be upfront.
Do you work on residential and commercial projects?
Yes. Luma works on residential projects. New home, garages, workshops, outbuildings, ADUs and renovations .
Luma also supports mixed-use, and small commercial projects where independent planning and cost clarity add value.
How does Luma charge for its services?
All Luma services are fixed-fee and scope-based, with pricing tiered by project size and complexity. This gives you transparency and predictability—no surprise invoices or hourly billing.
